The Durst Organization, founded in 1915 by Joseph Durst, is the owner, manager and builder of 13 million square feet of premiere Manhattan office towers and 1,250 units of residential rental housing. The Durst Organization is the managing partner of the 3 million square foot office tower responsible for tenant fit-out, leasing and property management. The Durst Organization is currently building two mixed-use residential buildings. 855 Avenue of the Americas is a 570,000 square foot residential rental tower above an office and retail base and W57th Street is a 709 unit rental building above 45,000 square feet of retail. Both projects are slated for completion in 2015.

Overview

The Engineering Manager position will act in a technical capacity to ensure the best confluence of design, efficiency, operational goals, and economics. The Engineering Manager will oversee the design, construction, and implementation of new and existing building Mechanical, Electrical and Plumbing (MEP) infrastructures to ensure accuracy and quality in accordance with The Durst Organization’s expectations. This role will provide supervision of all consultants, construction managers, subcontractors, and commissioning agents with respect to MEP infrastructure.  In addition, they will act as a direct resource for all development departments to assure the design, implementation and ongoing management of all MEP related infrastructure is appropriately supervised. The Engineering Manager is expected to have significant technical knowledge and awareness to be able to anticipate and identify technical problems with the ability to initiate the appropriate corrective actions.

Responsibilities

Leadership and Implementation

  • Manage engineering consultants on new development projects to establish best possible design from a budget, constructability, energy efficiency, and operations standpoint.
  • Provide effective leadership for successful system troubleshooting, unit commissioning, repairs/replacement, and root cause diagnosis
  • Lead implementation of sustainability and engineering projects, which will involve building cross-functional teams from Engineering, Construction, and Design
  • Perform analysis and research of technical and business issues associated with potential improvements, upgrades, and ideas of new deployments
  • Build compelling cases for recommendations that will drive consensus among the group for presentation to upper management
  • Manage the design, procurement, and commissioning of building IT infrastructure for all new developments as well as existing properties. Work with the IT Department and third party service providers to implement integrated, converged network solutions including but not limited to conduit/pathways, structured cabling, equipment, and active components.Oversee the design and integration of in-building IT systems including but not limited to Audio/Visual, Security, BMS, Fire Alarm, Cellular DAS, WiFi, FDNY ARCS, Sub-metering, and other IT systems.

 

 

Engineering Design Development and Review

  • Evaluate infrastructure upgrade designs, monitor project progress, and perform/supervise commissioning upon project completion.
  • Contribute to overall system designs with the ability to make interdisciplinary tradeoffs to optimize cost and efficiency of designed solutions
  • Assist Construction department by evaluating tenant fit-out design documents.
  • Assist the leasing department with MEP responses to tenant lease RFPs.
  • Manage and enforce the Durst Sustainable Guidelines for energy efficiency, water conservation and MEP related indoor environment quality.
  • Review and influence new and evolving design, standards, and methods for operating services and systems
  • Investigate new technologies, implement prototypes and assist in selection of next generation systems.
  • Analyze and interpret business-case opportunities for IT infrastructure deployment and advise on contractual and performance terms in their implementation.
  • Collaborate with operations team to ensure all contractual obligations are met with respect to IT systems and integrations

Compliance and Quality Review

 

  • Manage the engineering commissioning process of all new development and infrastructure upgrade projects
  • Manage project close out to ensure that all documentation is obtained and delivered to the operations team in accordance with the contract documents and TDO best practices.
  • Manage project punch-lists and change order process
  • Monitor and respond to abnormal conditions in building systems
  • Performance testing of all new MEP equipment prior to acceptance
  • Solve sustained operational issues which have plagued buildings for years.
  • Oversee compliance of regulatory requirements pertaining to power systems and energy consumptions
  • Supervise infrastructure projects to ensure installations are of the highest quality possible.
  • Collaborate with operations team to ensure all contractual obligations are met with respect to IT systems and integrations
  • Perform all other related duties as required and assigned.

 

Qualifications

  • Baccalaureate degree from an accredited institution in Mechanical or Electrical Engineering or related field such as electrical engineering or mechanical engineering background
  • Five to Seven (5-7) years of experience in all aspects of building MEP systems with an emphasis on IT/Communication systems.
  • Proficient in Autodesk design programs including AutoCAD, Revit, and Navisworks.
  • Ability to set priorities and manage projects and timelines for deliverables
  • Effective oral and written communication skills, as well as a maintaining a professional demeanor. An effective communicator at multiple levels and able to grasp system concepts and communicate their applications.
  • Excellent time management and organizational skills needed
  • Ability to communicate and collaborate effectively with many different internal partners and external entities.
  • Ability to think critically through the intricacies of complex situations, identifies potential issues, and applies strong problem-solving techniques, where appropriate.
  • Highly skilled in handling all aspects of maintaining a functional work environment
  • Intermediate to advanced proficiency in Microsoft Office applications, such as Word, Excel, Outlook, and PowerPoint
