The Durst Organization, founded in 1915 by Joseph Durst, is the owner, manager and builder of 13 million square feet of premiere Manhattan office towers and 1,250 units of residential rental housing. The Durst Organization built the most environmentally advanced skyscraper in the United States, the 2.1 million square foot LEED Platinum Bank of America Tower at One Bryant Park. The Organization is recognized as a world leader in the development of high-performance and environmentally advanced commercial and residential properties.

The Durst Organization is the joint venture and equity partner of the Port Authority of New York and New Jersey in the development of One World Trade Center, the Western Hemisphere’s tallest building. The Durst Organization is the managing partner of the 3 million square foot office tower responsible for tenant fit-out, leasing and property management. The Durst Organization is currently building two mixed-use residential buildings. 855 Avenue of the Americas is a 570,000 square foot residential rental tower above an office and retail base and W57th Street is a 709 unit rental building above 45,000 square feet of retail. Both projects are slated for completion in 2015.

The Sustainability Manager oversees and implements practices in alignment with the four areas of the Company’s Sustainability Policy: Energy Efficiency, Indoor Environmental Quality, Water Efficiency, and Materials Stream Optimization. The Sustainability Manager plays an integral role during new project development, as well as during the renovation and operation of existing properties.



Serve as a resource, advocate, and catalyst for sustainability at The Durst Organization.   • Green Building Certifications
      • Ensure achievement of certification at desired level
      • Manage certification consultant throughout project
  • Identify and gather TDO information needed for certification compliance
  • Pre-Design Phase
    • Participate in all design phases for design and construction projects
    • Educate project team on Durst Sustainability Policy
    • Design Phase
    • Attend project meetings as needed
    • Integrate the development and refinement of sustainable project requirements
    • Oversee the research and vetting of product sustainability and performance.
    • Develop and refine tools and processes for obtaining building product data.
    • Support the Architectural Management team through review and development of specifications
    • Work collaboratively with TDO Engineering team with regards to Energy, Water, and IEQ goal achievement throughout design, including review of benchmarking tools such as Energy modeling and Water Balance calculations.
    • Ensure compliance with sustainability criteria in specifications through readiness for bid package issuance.


  • Construction Phase
    • Support the verification of Construction Manager’s adherence to sustainability requirements including any LEED or Green Building Certification requirements
    • Attend contractor integration and kick-off meetings
    • Ensure accurate tracking of sustainability submittals
    • Support the regular review of Construction Quality site compliance with indoor air quality, recycling and reuse guidelines, as well as approved building product compliance
    • Identify areas of concern and proactively guide resolution
    • Attend office and field meetings as needed
  • Occupancy and Operations Phase
    • Oversee the assessment of sustainability attributes of completed projects
    • Support the completion and review of air quality testing
    • Collaborate with in-house Operations and Engineering teams to assess on-going energy and water usage, trends based on data collection and metering
    • Support Building Services in their efforts to provide optimal Green Cleaning, Waste Management, and Site Management Practices
  • Integrated Sustainability Efforts
    • Provide data for branding, marketing, and education to prospective residents and tenants
    • Collaborate with other TDO departments to engage with existing residents and tenants
    • Collaborate with other TDO departments to benchmark and improve existing practices throughout portfolio
    • Develop and update best practices/guidelines for each area of the Sustainability Policy
    • Participate in approved board meetings and professional industry organizations for on-going engagement with other sustainability professionals
    • Perform all other related duties as required and assigned


  • Minimum of Three (5) years of experience in the Architectural and Project Management field
  • Four (4) year degree from accredited institution, preferably in Engineering, Architecture, Environmental Science, or industry experience relevant to the position
  • Background in building design and/or science and applied technical concepts, especially around building product performance and health. Comfort with construction site visits to monitor ongoing progress
  • Desire to constantly build upon existing knowledge to empower design and construction teams and product manufactures, to meet desired project goals.
  • Demonstrated skill in organizing and managing time, to conform to strict project schedules and deadlines
  • Possess passion for the subject matter, and for consistent improvement and optimization of the company’s four areas of sustainability focus
  • Resourceful in depth and breadth of access to tools, standards, contacts exercised to further development.
  • Self-Starting attitudes to run with consistent direction given, and the independence to discover opportunities within the parameters and goals set forth
  • Experience with phases of design and construction, and the project documents required to execute these phases
  • Ability to communicate and collaborate effectively with internal and external entities
  • Very strong written, visual, and oral presentation skills and experience educating individuals and groups about new concepts and resources
  • Strong ability to read and understand construction drawings and documents
  • Intermediate to advanced proficiency in Microsoft Office applications, such as Word, Excel, Outlook, and PowerPoint
