The Durst Organization is the joint venture and equity partner of the Port Authority of New York and New Jersey in the development of One World Trade Center, the Western Hemisphere’s tallest building. The Durst Organization is the managing partner of the 3 million square foot office tower responsible for tenant fit-out, leasing and property management. The Durst Organization is currently building two mixed-use residential buildings. 855 Avenue of the Americas is a 570,000 square foot residential rental tower above an office and retail base and W57th Street is a 709 unit rental building above 45,000 square feet of retail. Both projects are slated for completion in 2015.

The Assistant Property Manager (Assistant GM) will assist manager with the daily operations of 57 West, comprised of VIΛ, HELENΛ and FRΛNK 57 West (1,364 residential units together with retail and amenity spaces) including, but not limited to all staffing, financials, escalated service responses, reinforcement of company culture, leasing performance/marketing and building regulatory compliance.   This role will require interaction with both residents and team members covering all facets of the department from development, leasing, resident services and operations. 



  • Serve as point person for escalated service complaints: address and diffuse matters where possible, escalate as required and follow up with all necessary parties to ensure the issue is resolved as quickly as possible
  • Audit of interior building and grounds for general aesthetic and consistency of marketing materials
  • Work closely with manager to enhance resident experience through initiatives such as: attendance and facilitating resident events, service training, managing internal and partner promotions, unique touch points such as barkday, newborn and move in gifts
  • Work closely with creation and execution of marketing and social media initiatives
  • Meet with residents as a greeter in the lobby, check in calls, at events and through other means



  • Resident contact for billing arrears: monitor outstanding balance, contact residents to facilitate payments, manage payment plans where necessary
  • Reconciliation of resident ledgers and final dispositions of resident accounts
  • Management of billings: including but not limited to fitness operator and associated classes, expense reports, allocated billings, account coding
  • Oversee submeter billing process to comply with required accommodations of billing plans, payment agreements, late payment procedures, complaint resolution, final termination
  • Support budget, variance, P&L, ROI analysis and reporting processOperations
  • Coordinator for all legal matters: work directly with leasing, operations and legal contacts on projects including but not limited to: investigation of incidents, lease violation notices, non-pay, nuisance, eviction and AirBnb matters
  • Work order and resident satisfaction audit
  • Annual notice distribution and management of responses for window guards and lead paint disclosures, submeter annual notification of rights
  • Assist with overseeing all service and vendor contracts, ensuring that expiration dates and logs are properly maintained
  • Involvement with implementation and continued monitoring of IT systems to facilitate optimal use
  • Work with other department assistant and administrative employees to support management division with development, lease-up and ongoing operations
  • Work closely with maintenance and operations teams to ensure timely and appropriate apartment turn, work order prioritization, recurring building upkeep
  • Work closely with manager to streamline interactions between leasing and maintenance divisions to ensure seamless transition for resident from prospect to move in to resident and to move out
  • Oversee Move In/Move Out Coordinator and associated responsibilities



  • Administrative Support Answer Phones / Field Cold Calls
  • Audit of information maintained in key technology systems including but not limited to: MRI, Alice, Buildinglink, Emsys, Package Concierge, Access Control, Elevator and Screen management systems, Mailchimp, and Survey Gizmo.
  • Schedule Team Meetings and Updates
  • Write Meeting Minutes
  • Coordinate Flow of Documents with Consultants and In-House Teams



    • Baccalaureate degree in business administration, real estate, or equivalent
    • Ability to interact effectively with diverse groups
