The Durst Organization is the joint venture and equity partner of the Port Authority of New York and New Jersey in the development of One World Trade Center, the Western Hemisphere’s tallest building. The Durst Organization is the managing partner of the 3 million square foot office tower responsible for tenant fit-out, leasing and property management. The Durst Organization is currently building two mixed-use residential buildings. 855 Avenue of the Americas is a 570,000 square foot residential rental tower above an office and retail base and W57th Street is a 709 unit rental building above 45,000 square feet of retail. Both projects are slated for completion in 2015.

The successful candidate will supervise and provide hands on expertise to the residential operations crew to complete work orders, inspections, large scale regularly scheduled maintenance and MEP repairs. The candidate will lead by example and work independently in a fast paced environment on complex systems over multiple residential properties throughout midtown Manhattan and Queens.


  • Initiates or responds to work orders, assigns open work orders to staff as applicable, follows-up and verifies completion of work.
  • Performs preventive and predictive maintenance inspections/repairs as directed and as mandated by local municipalities and building/client requirements on systems such as: fire suppression and sprinkler systems, fire extinguishers, backflow prevention device testing, and, if qualified, MEP and HVAC systems.
  • Must be available to react and manage building emergencies 24/7/365.       Mobilizing available labor and resources to aid in resolving issues as expeditiously as possible.
  • Must be present at all planned and scheduled work during or outside of regularly scheduled work hours.
  • Expected to provide support and canvassing for multiple buildings throughout the portfolio on a daily basis.
  • Utilizes preventive maintenance software to track and manage all equipment including critical parts inventory.
  • Consult Engineering Operations Group on maintenance, operation, and repair of HVAC equipment and systems, boiler and machinery, energy systems, roofs, Fire/Life safety, and other building systems.
  • Review all water treatment testing.
  • Manage monthly or periodic inspections of building systems, i.e., HVAC, electrical and water distribution, . Prepare detailed report of exceptions and recommend corrective action.
  • Maintain compliance with building equipment for regulations and permits
  • Maintain the building operation manual and train operations staff.
  • Utilize engineering and technical resources to continuously assess, analyze and improve operational effectiveness, and achieve overall building operational performance.
  • Provide technical support for the facility in terms of plant operations, operations cost control, and overall equipment effectiveness.
  • Practice proper PPE compliance and maintain a safe working record and environment.        
  • Supervises maintenance team in order to achieve operational efficiency to reduce energy and equipment down time. Follow company guidelines on MEP systems operations policy and procedures.
  • Assures all projects are in compliance with Ownership standards.
  • Maintains plant appearance and ensures repairs are noted and completed on a timely basis
  • Ensures that unsafe conditions are corrected in a timely manner
  • Maintain and build job skills through company training programs
  • Establish and maintain relationships within all building and company departments with communication and understanding of needs and expectations
  • Implement day to day operations for MEP systems
  • Set long and short term operational goals.
  • Develop 1-5 year Capital improvement plan.
  • Provide contractor and vendor support as needed.


  • Valid New York City Fire Department Refrigeration Machine Operator License with a minimum of five year’s contiguous work experience preferred
  • Experience in the operation of multi stage direct expansion (DX) water-cooled packaged AC equipment and/or Modular Chillers
  • Sprinkler/Standpipe Certification – S12 / S13 Certificates of Fitness
  • Knowledge of construction (MEP, Architectural, schematic) drawings for service and troubleshooting systems.
  • Working knowledge of BMS systems.
  • Experience with Steam/HW heating systems, Electrical and Fire Protection Systems
  • Knowledge of Emergency Power Systems – Generators, Diesel transfer pump system, Automatic Transfer Switches and Priority Control Switchgear.
  • Proficient in pipe soldering, brazing and threading
  • Proficient in mechanical repairs of fans, pumps and DX A/C units
  • Minimum of five year’s basic electrical experience – System troubleshooting and electrical component replacement.
  • Minimum of five year’s plumbing experience – Piping system repairs, bathroom fixture repairs and drain clearing.
  • Proven work record of safe work practices and efficient time management skills
