The Durst Organization, founded in 1915 by Joseph Durst, is the owner, manager and builder of 13 million square feet of premiere Manhattan office towers and 1,250 units of residential rental housing. The Durst Organization is the joint venture and equity partner of the Port Authority of New York and New Jersey in the development of One World Trade Center, the Western Hemisphere’s tallest building. The Durst Organization is the managing partner of the 3 million square foot office tower responsible for tenant fit-out, leasing and property management. The Durst Organization is currently building two mixed-use residential buildings. 855 Avenue of the Americas is a 570,000 square foot residential rental tower above an office and retail base and W57th Street is a 709 unit rental building above 45,000 square feet of retail. Both projects are slated for completion in 2015.

Overview

The Property Manager will participate in an exciting and fast paced environment at the site level of a luxury residential rental community in Astoria, Queens.  Macro-level responsibilities will include acting as liaison amongst the leasing, service team and residents.

Responsibilities

Service-

  • Enhancing and refining the existing service culture between residents and the staff
  • Timely response and resolution to escalated resident matters
  • Building rapport through daily interactions and resident events
  • Superior attention to detail relating to interior building and grounds general aesthetic
  • Creating efficiencies to improve the overall resident experience

Financial-

  • Creation, implementation and adherence to a property level budget
  • Invoice review, coding and approval on an allocated basis to align with budget criteria using the MRI system and other Durst identified systems as required.
  • Review and reconciliation of submeter charges
  • Account reconciliation including ledger review and account dispositions
  • Audit of lease data entered into the Content Management System (MRI)
  • Monthly variance analysis and creation of quarterly financial reports

Operations-

  • Macro communication to residents related to building wide initiatives and projects as identified by senior leadership
  • Creation of RFP, bidding, award and contract for service agreements and capital improvement projects. Responsible for schedule and budgets for project, including variance reports.
  • Daily coordination with both the leasing and operations team to ensure an optimal resident experience
  • Tracking of daily, weekly and monthly analytics generated from surveys, the work order tracking system, or other means to analyze and improve operations at the site level
  • Identify,create and gain approval for SOP, MOP, EAP and best practices for service and leasing teams, as required
  • Responsible for daily building operations and ensure required preventative maintenance is schedule and completed.
  • Ensure all emergency action plans are in place and updated regularly
  • Create agenda and lead weekly/monthly team meetings

Qualifications

• Baccalaureate degree in business administration or equivalent
• Ability to interact effectively with diverse groups
• Ability to work independently and in team settings
• Possess high level of attention to detail
• Effective oral and written communication skills.
• Maintains a professional demeanor
• Conflict resolution and mediation skills
• Intermediate to advanced proficiency in Microsoft Office applications, such as Word, Excel, Outlook, PowerPoint and Project
