The Durst Organization is currently building two mixed-use residential buildings. 855 Avenue of the Americas is a 570,000 square foot residential rental tower above an office and retail base and W57th Street is a 709 unit rental building above 45,000 square feet of retail. Both projects are slated for completion in 2015.

    Overview

    The Residential Marketing Manager (RDM) will participate in an exciting and fast paced environment in the residential rental division. The RDM will liaise with the residential leasing and marketing teams to support a broad base of marketing activities needed to support the residential property and mixed-use development portfolios. Responsibilities include the development, implementation and on-going support of the following: print and digital collateral, property websites, digital media, advertising campaigns, analytics, resident communications tools, and touchpoints that contribute to the overall resident experience. The candidate will work to ensure brand consistency in marketing efforts associated with collateral materials and communications, leasing and resident programs, onsite property and leasing display, and amenity programs. Given the emphasis on digital media and advertising to drive leasing traffic, RDA must be comfortable implementing search engine optimization (SEO) / search engine marketing (SEM) strategies, tracking and evaluating analytics as well as guiding and implementing content strategies needed to support business goals. Additionally, this position will drive content development and lead implementation for internal and external digital/print residential advertising campaigns to optimize return on investment (ROI). A successful candidate must bring a well-rounded marketing perspective coupled with a strong understanding of the synergy between digital media and lead conversion to the role.

     

    Responsibilities

    • Identify and help to create and implement collateral, signage and display requirements for residential leasing and property operations
    • Communicate routinely and effectively among in-house and third party team members needed to implement work.
    • Contribute to positioning strategies and identity development of residential properties and the portfolio as a whole.
    • Ensure that all initiatives and programs hold true to the core Durst brand.
    • Guiding and implementing content strategies to support digital media and advertising campaigns.
    • Generate effective reporting to keep all stakeholders current on progress, challenges and solutions
    • Creative Collaboration and management of multiple SEO/SEM campaigns to increase leasing traffic to rental portfolio.
    • Collaborate with leasing team members to track consistent ROI analysis by property.
    • Identify key performance metrics per property and use information to leverage best practices.
    • Facilitate the creation of traffic reports with the leasing team to understand lead conversion metrics.
    • Manage Google AdWords and other campaigns to maximize click thru rate, quality score and lead generation.
    • Support initiatives that promote rank improvement and other remarketing campaigns.

    Qualifications

    • Baccalaureate degree in marketing, business administration or equivalent
    • Minimum of 5 years of marketing experience
    • Ability to interact effectively with diverse groups and manage projects
    • Ability to work independently and in team settings
    • Ability to work in a matrixed organizational structure
    • Possess high level of attention to detail
    • Effective oral and written communication skills
    • Maintains a professional demeanor
    • Conflict resolution and mediation skill
    • Intermediate to advanced proficiency in Microsoft Office applications, such as Word, Excel, Outlook, PowerPoint and Project
