    Overview

     

    The Director of Property Management is responsible for optimizing and enhancing the resident experience and elevating the Durst Residential brand through implementation of performance metrics and training initiatives for the portfolio. This position will also liaise with multiple internal/external departments on new technology integrations pertaining to the residential division, manage monthly P&L statements and function as primary contact for owner residences. Additionally, this position will have indirect management responsibilities for the Concierge and Porter teams and direct responsibilities for the Move-In Coordinator and Compliance positions. Last, this position will work directly with all Property Managers and site level staff to ensure all interior/exterior public facing locations are meticulously maintained.

     

    Responsibilities

    • Managing/Training Concierge and Porter staff
    • Deescalating Resident Complaints
    • Manage all approved resident facing digital and print assets
    • Review and approval for all building memos and mass communications to residents
    • Manage Move-in Coordinator
    • Establishing Resident Satisfaction Scorecards through metrics and surveys
    • Creation, review and action plans for Variance Reports/Budgeting
    • Work with other Residential Directors to create and review all SOP/EAP’s
    • Accountable for all resident facing public areas (amenity, grounds, landscaping)
    • Cultural awareness and service training
    • Owner Portfolio Management
    • Tool Box Training pertaining to SOP/EAP procedures
    • Manage Affordable Housing team and programs across the residential portfolio
    • Facilitate the development, monitoring, and successful implementation of the annual and long term strategic planning process
    • Residential business owner/representative to the Technology, Accounting, Marketing, Legal Development and Transaction teams
    • Integration of systems and technologies for optimal efficiency
    • Monitor recurring monthly management of legal and accounting activities for each building including arrears, tenant stipulations and evictions.
    • Indirect Management of Resident Community & Events Coordinator. Portfolio Annual Budgeting and P&L management
    • MRI Workflow
    • Surveys and Metrics (such as Surveys and Metrics as they pertain to existing resident satisfaction and lead generation for prospective residents and applicants)
    • Liaison with accounting and collections regarding Sub metering
    • IT/AV integration
    • Escalated AP/AR resident inquiries
    • Liaison with marketing regarding social media and website design

    Qualifications

    • Baccalaureate degree in business administration, real estate or equivalent
    • 7+ years of Residential Management Experience with escalating responsibilities including direct site level management of staff for a luxury portfolio. Proven ability to reinforce and drive a superior service culture through training and coaching initiatives.
    • Demonstrated ability to work independently and in team settings to craft best in class management policies and procedures while leveraging technology based solutions.
    • Possess high level of attention to detail
    • Effective oral and written communication skills.
    • Maintains a professional demeanor
    • In depth experience with 32BJ CBA and related activities associated with conflict resolution and mediation skills
    • Intermediate to advanced proficiency in Microsoft Office applications, such as Word, Excel, Outlook, PowerPoint and Project
