    The Leasing Manager is responsible for proactively driving mid-market business development efforts for the commercial portfolio.


    • Proactively identify, develop and drive leads and new business through in-person contacts, phone calls, canvassing and follow-up, with a focus on mid-market opportunities
    • Identify, develop, maintain and grow relationships with potential tenants and brokers
    • Provide frequent input and recommendations on tenants-in-the-market
    • Promptly respond to and advance inquiries
    • Take all steps necessary to market and, with assistance for leasing team members, expeditiously lease available commercial space
    • In consultation with Leasing, Marketing, and Management, timely develop marketing strategies for available spaces and upcoming vacant spaces; ensure buildings and available spaces are properly marketed, with a focus on the mid-market
    • Demonstrate a sense of urgency and initiative to identify opportunities, attract new tenants, and promptly lease vacant space
    • Ensure successful handoff of leasing opportunities to leasing team members and, as necessary or assigned, work diligently and collaboratively with various departments and the Legal team to “get the lease done” in a timely fashion
    • Proactively market available space via networking opportunities with brokers, memberships with relevant associations, canvassing, cold calls, and other relevant means
    • Work with the Construction, Property Management, and Marketing teams to promptly prepare for upcoming available space
    • Show available space as assigned
    • Respond to RFPs as assigned
    • Engage in regular and frequent tenant outreach as assigned
    • Work with Property Management and Tenant Services to maintain good tenant relations, as assigned
    • Prepare financial analyses for potential leasing transactions and brokerage commissions, with assistance from the analyst team and leasing team members
    • Monitor and ensure timely decisions are made with respect to critical lease dates
    • Work with the Construction, Property Management, and Marketing teams to promptly prepare for upcoming available space.
    • Provide regular reporting of all leasing and marketing efforts including, but not limited to, space tours, active discussions, lease negotiations, tenant prospects, competitive properties, and tenant rollover
    • Provide market comps on a regular basis and, as requested, report on neighborhood trends and competitive properties
    • Monitor changes in the commercial real estate market to ensure maximum value of leasing transactions.
    • In coordination with various departments, cross market The Durst Organization assets where appropriate


    Areas of Knowledge, Skills and Abilities:

    • 4+ years leasing experience in commercial real estate in the New York City market with a proven track record in generating new business
    • Existing strong New York City commercial broker relationships
    • Excellent communication skills and comfort presenting to various audiences
    • Real Estate community involvement, e.g., REBNY, YM/WREA, etc.
    • Proficiency in software applications such as Microsoft Word, Excel, Outlook, PowerPoint, and Co-Star
    • Strong organizational skills
    • Multilingual skills a plus, but not required
    • Retail experience a plus, but not required


    Certificates, Licenses, Registrations:

    • New York State Sales Person or Associate Broker’s License
    • Real Property Administrator (RPA) certification is a plus
