    Maintenance Supervisor candidate will be responsible for the performance and supervision over daily operations, projects and maintenance staff in the apartment community and be accountable for helping the company deliver on our resident commitments of exceptional move-in, residential satisfaction, express service, and personal attention.  The Maintenance Supervisor will be responsible for the proper operation of all base building MEP equipment, and in the absence of senior management, will assume responsibility for building operations. Duties include the monitoring of building computerized systems, teaching and training handymen staff, the inspection and upkeep of all back of house rooms, HVAC equipment, boilers, A/C units and alarms. Candidate will also serve as a member of the Emergency Response Team and assist with fire, non-fire, medical, and/or other building related emergencies.


    • Responsible for the performance and supervision over daily operations, projects and maintenance staff. This includes:
      • Responsible for the operation and supervision of Chilled Water System, Condenser Water System, Hot Water System as well as the Chemical Treatment thereof.
      • Supervise and train staff of handymen while actively performing mechanical, plumbing, electrical and HVAC work/repairs as necessary.
      • In a safe manner, start up, maintain, repair and shut down of buildingwide equipment
      • Perform preventive and predictive maintenance on all MEP equipment and systems
      • Operate and monitor the building BMS system for alarms and proper system operation
      • Perform monthly or periodic inspections of building systems, i.e., HVAC, electrical distribution, structural, vertical transportation, roofs, and parapets. Complete required service logs and prepare detailed reports of discrepancies to report up the chain of command
      • Manages spare and critical parts room inventory for MEP systems and appliances.
      • Maintain, inspect and test all fire protection, security and emergency equipment as required to ensure compliance (Generator, Fire Pumps, SCV assemblies, FA panels, etc.).
    • Develops, oversees and supervises department policies and procedures, standards of work performance for the maintenance and repair of building systems, equipment and apartments
      • Responsible for the general maintenance, orderliness, and cleanliness of the building and that resident’s apartments are in good working order always
      • Executes daily routine work orders within apartments and back of house spaces and escalates issues upward as necessary
      • Manages maintenance inventory and requests for materials, tools, and supplies as needed
      • Records and evaluates preventive maintenance activities and programs.
      • Builds and repairs cabinets, counters, closets, and other carpentry as needed
      • Perform, supervises and trains staff on major/minor mechanical, electric and plumbing repairs
      • Performs apartment turnover work as needed, ie plastering and painting
      • Additional minor plumbing including but not limited to fixing leaks, pipe replacements, appliance repairs (washers/dryers, refrigerators, etc)
      • Repairs entrance and internal doors, locks, hinges
    • Ensures highly efficient safety program, with emphasis on awareness, discipline, and compliance.
      • Oncall availability for emergencies and projects as assigned by the Property Manager / General Manager.
      • Overall safety program to conform to OSHA standards, applicable building safety manual, and other safety venues as deemed appropriate.
      • Practice proper PPE compliance and maintain a safe working record and environment
      • Emergency Response Team (Fire Brigade) – will assist and respond, as needed during a fire, non-fire, and medical, and/or other building related emergency events under the direction of the Lobby Concierge (Incident Commander).
    • Locate, communicate and control small fires
    • Knock on all tenant doors to inform residents of the emergency event and initiate relocation/evacuation as instructed by the Incident Commander.
    • Visually account for residents in amenity or public spaces and inform or emergency event
    • Participate in the relocation of special needs residents to ensure accountability and safe relocation during emergencies
    • Perform other tasks and responsibilities as assigned by the Property Manager / General Manager.


    • High school diploma or equivalency preferred. Technical background from university or vocational source.
    • Minimum 3 to 5 years’ experience in a maintenance department or facility.
    • FDNY Certificate of Qualification for Refrigerating System Operating Engineer (Q-01) (recommended)
    • Certification with FDNY as Fire Safety Director (FSD) (preferred).
    • Certificate of Fitness S-12 & S-13 Citywide Standpipe System (recommended).
      • Candidate will be required to obtain Certificates within six months of hire.
    • OSHA 10 hour certificate of completion
    • Knowledge of refrigeration, electrical, plumbing, mechanical, and carpentry trades. Must be able to operate tools and equipment related to facility maintenance.
    • Familiar with appliance troubleshooting and repairs
    • Strong customer service, communication, and interpersonal skills required.
    • Must have professional disposition and display willingness to assist residents with building maintenance requests / complete service requests.
    • Ability to resolve problems and adhere to safety guidelines
    • Experience interacting with residents
    • Dependable and reliable team player
    • Experience in the use of Building Link and Log Check a plus
    • Knowledgeable in the use of Microsoft Outlook, Word, Excel and PowerPoint
