    The Durst Organization, founded in 1915 by Joseph Durst, is the owner, manager and builder of 13 million square feet of premiere Manhattan office towers and 1,250 units of residential rental housing.     The Handyperson candidate will create a positive resident experience by providing outstanding technical and mechanical expertise for optimal building operation and performance. Candidate will be tasked with servicing resident work order requests, preventative and corrective maintenance needs, maintenance of building mechanical systems, monitoring the BMS (Building Management System), and apartment vacancy turns. Responsibilities will also include maintenance support in the apartment community and being accountable for helping the company deliver on our resident commitments of exceptional move-in, residential satisfaction, express service, and personal attention.


    • In a safe manner, start up, maintain, repair and shut down of buildingwide equipment
      • Perform basic mechanical, plumbing, electrical and HVAC work.
      • Service and perform daily and weekly maintenance on boiler
      • Performs preventive and predictive maintenance on all MEP equipment and systems.
    • Oncall availability for emergencies and projects as assigned by the Property Manager / General Manager.
    • Perform monthly or periodic inspections of building systems, i.e., HVAC, electrical distribution, structural, vertical transportation, roofs, and parapets. Complete require logs and prepare a detailed report of discrepancies and report up the chain of command
    • Request materials, tools, and supplies as needed..
    • Maintains all fire protection and security systems, to include required maintenance, inspections, and documentation.
    • Inspect and test all emergency equipment as required to ensure compliance.
    • Records and evaluates preventive maintenance activities and programs.
    • Oversees the construction, installation, and preventative maintenance of equipment.
    • Observes/evaluates corrective maintenance or repair on equipment.
    • General maintenance, orderliness, and cleanliness to ensure the facilities and equipment in the building and resident’s apartments are in good working order at all times.
      • Executes daily routine work orders and escalates issues upward as necessary
      • Builds and repairs cabinets, counters, closets, and other carpentry as needed
      • Making minor electric repairs
      • Plastering and painting as needed
      • Minor plumbing including but not limited to fixing leaks, , minor pipe replacements, appliance repairs (washers/dryers, refrigerators, etc)
      • Repairs entrance and internal doors, locks, hinges
    • Ensures highly efficient safety program, with emphasis on awareness, discipline, and compliance. Overall safety program to conform to OSHA standards, applicable building safety manual, and other safety venues as deemed appropriate.
    • Practice proper PPE compliance and maintain a safe working record and environment
    • Maintains plant appearance and ensures repairs are noted and completed on a timely basis
    • Manages spare and critical parts room inventory for MEP systems and appliances.
    • Always communicate with building residents in a professional manner and maintain a high level of customer service.

Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
    • Work environment: The noise level in the work environment is usually moderate.


    • High school diploma or equivalency preferred. Technical background from university or vocational source.
    • Minimum 3 to 5 years’ experience in a maintenance department or facility.
    • Certification with FDNY as Fire Safety Director (FSD) (preferred).
    • Certificate of Fitness S-12 Citywide Sprinkler System, S-13 Citywide Standpipe System (recommended).
    • OSHA 10 hour certificate of completion and Local 32BJ Training School courses (where course applies to residential operations and emergency response)
    • Local 32 BJ handyperson course a plus.
    • Knowledge of electrical, plumbing, mechanical, and carpentry trades. Must be able to operate tools and equipment related to facility maintenance.
    • Knowledgeable in the use of Microsoft Outlook, Word, Excel and PowerPoint.
    • Strong customer service, communication, and interpersonal skills required.
    • Must have professional disposition and display willingness to assist residents with building maintenance requests / complete service requests.
    • Ability to resolve problems and adhere to safety guidelines

    • Experience in the use of Building Link and Log Check a plus.
    • Familiar with appliance troubleshooting and repairs

    • FDNY Certificate of Qualification for Refrigerating System Operating Engineer (Q-01) (recommended)
