    The successful candidate will Protect, Operate, Enhance and maintain all building MEP systems within multiple buildings. The technician will complete work orders and inspections as required under direction of Operations Supervisor and Property Management. We are looking for candidate who can lead by example and work independently in a fast paced environment on complex systems.


      • Performs preventive and predictive maintenance on all MEP equipment and systems
      • Assist residential staff on HVAC service calls and appliance repair
      • Hands on repairs in various types of pumps, motors, and AHU’s
      • Monitor performance and note deficiencies of service contractors and recommend changes as necessary.
      • Take direction from supervisor regarding maintenance, operation, and repair of HVAC equipment and systems, boiler and machinery, energy systems, roofs, Fire/Life safety, and other building systems.
      • Perform monthly or periodic inspections of building systems, i.e., HVAC, electrical distribution, structural, vertical transportation, roofs, and parapets). Prepare detailed report of exceptions and recommend corrective actio
      • Utilize engineering and technical resources to continuously assess, analyze and improve operational effectiveness, and achieve overall building operational performance.
      • Provide technical support for the facility in terms of plant operations, operations cost control, and overall equipment effectiveness.
      • Practice proper PPE compliance and maintain a safe working record and environment         
      • Assures all projects are in compliance with Durst standards.
      • Maintains plant appearance and ensures repairs are noted and completed on a timely basi
      • Manages spare and critical room inventory
      • Ensures that unsafe conditions are corrected in a timely manner
      • Maintain and build job skills through company training program
      • Establish and maintain relationships within all departments with communication and understanding of needs and expectations
      • Perform other related duties and responsibilities as assigned by management.
      • On call 24/7 for building emergencies, shutdowns.


    • Ability to follow established procedures and best practices
    • Skilled on reading blue prints and directions
    • Working knowledge of software generating and closing Work Orders, tracking equipment repair history, equipment database management and administration. Ability to track and manage parts and material inventory, generate requisitions and/or Purchase Orders to maintain stock above predetermined levels, and payroll.
    • Experience in the operation of multi stage direct expansion (DX) water-cooled packaged AC equipment and/or Centrifugal Chillers and BMS
    • Knowledgeable on various types hand tools, power tools and precision measurement tools.
    • A strong commitment to all health and safety guidelines
    • Excellent communication skills
    • Ability to problem solve
    • Very good physical strength and stamina
    • Knowledge of construction (MEP, Architectural, schematic) drawings for service and troubleshooting systems.
    • Experience with Steam heating systems, Electrical Systems and Fire Protection Systems
    • Knowledge of Emergency Power Systems – Generators, Diesel transfer pump system, Automatic Transfer Switches and Priority Control Switchgear.
    • Proficient in pipe soldering, brazing and threading
    • Proficient in mechanical repairs of fans, pumps and DX A/C units
    • Experience – System troubleshooting and electrical component replacement.
    • Experience – Piping system repairs, bathroom fixture repairs and drain clearing.
    • Proven work record of safe work practices and efficient time management skills
    • All required certificates for building operation will be required


    Site access requires completion of OSHA Construction Safety & Health Course (10 hours)
