    The Senior Project Manager of the Project Development Department plays a central and highly visible role in the advancement and delivery of multiple projects. The Senior Project Manager typically has an area of particular expertise within the development cycle based upon significant development, construction, engineering, design, or operations experience. The Senior Project Manager either directly manages several specific projects or plays a central role in the management and quality control and assurance of one or more large and complex projects. The Senior Project Manager may be involved in day-to-day activities throughout all project phases to assure that quality, time, and cost are in line with project objectives. The Senior Project Manager must conform to a standard for excellent organizational and communication abilities, and possess the ability to draw upon a thorough understanding of the development process in order to define and execute processes. They must apply their skills affect solutions and maintain schedule and budget commitments. The Senior Project Manager may oversee direct reports and consultants, as well as collaborate with internal partners based on their expertise in a particular field.


    This role will require travel to New York City on a regular basis.


    • Implement executive decisions
    • Schedule, create, and conduct meetings as needed
    • Identify, track, prioritize, and resolve issues
    • Provide information for consideration and decision by executives
    • Planning and ensuring adherence to the construction schedule; coordination with customer(s), senior manager(s), vendor(s), and architect(s)
    • Identify areas of schedule risk and opportunity and coordinate mitigation or optimization strategies
    • Assist in the management of the design process through all phases of design and construction
    • Compliance with contract documents, conflict resolution, safety rules, quality and security requirements to maximize production and eliminate down time
    • Must have the ability to manage multiple projects, tasks, and possess strong organizational, communication, and leadership skills
    • Individual will be responsible for leading and documenting meetings with subcontractor(s), customer(s), and tenant(s)
    • Must be capable of developing project cost estimates and have knowledge of the local subcontractor market
    • May participate in early development assessments to assist in defining opportunities to sites under evaluation
    • Maintain protocols and process for clear communications and record-keeping.
    • Assist in the coordination of design team, manage, and integrate the efforts of in-house technical staff and operational staff.
    • Contribute to the overall management enhancement and improvement of the Development Division
    • Maintain critical path development, design, and construction schedules and meetings
    • Visit construction site(s) on a basis adequate to formulate assessments of the speed and quality of construction


    • Ability to travel to New York 30-40% of the time
    • Four (4) year degree from accredited institution, preferably in engineering, architecture or real estate, or industry experience relevant to the position
    • Recognized significant experience in real estate development or associated field
    • A high degree of demonstrated skill in development, design and construction
    • Master’s degree in real estate development or construction management is a plus
    • Ten (10) years of progressively large and complex development, design, and/or construction of high-rise residential, commercial, or mixed-use projects, Experience in the Philadelphia market a plus.
    • Proven problem-solving skills with ability to devise and implement processes and strategies to resolve complex issues
    • Understanding of bidding, award, construction, and turnover process
    • Knowledge of all major trades and how they integrate into construction
    • Understanding of sustainable design and construction practices
    • Knowledge of OSHA, NYC DOB, and related safety requirements
    • Knowledge of NEPA, SEQR, CEQR and ULURP processes is helpful for certain projects
    • Knowledge of trade union jurisdictional issues
    • Demonstrated understanding of budget and schedule creation and management
    • Excellent organizational and interpersonal skills
    • Effective oral and written communication skills
    • Applied knowledge of software platforms such as Excel, Scheduling software (e.g. MS Project, Primavera), Visio and PowerPoint.
