    Overview

    The superintendent will manage the overall upkeep the assigned portion of The Durst Organizations’ Residential Development Portfolio, which is comprised of 16 low/midrise buildings. The superintendent will make frequent site visits throughout their day and will become familiar with their assigned building's blueprints to efficiently locate, identify and assess any potential problems with the infrastructure. The superintendent is also responsible for inspecting each property to ensure no deficiencies exist on the exterior, interior, façade, roof or basement. The Superintendent will troubleshoot and rectify the deficiency items and/or notify the Property Manager ("PM") of any extraordinary maintenance requirements accordingly. The Superintendent will also manage a variety of daily and weekly responsibilities.

    Responsibilities

    • The following are daily tasks which are completed each day for each building:
      • Clean sidewalk in front of building, stairwells, rear yard & basement
      • Properly bag all refuse & recyclables and make ready for pick up
      • Check roof doors to ensure proper operation and alarm set
      • Sweep/mop hallways, lobby, bulkhead, wash and if needed, wax floors
      • Check safety of public areas, pipes and valves to ensure proper operation
      • Respond to Tenant work requests promptly & efficiently including repairing ordinary mechanical, electrical and plumbing items as they arise in occupied and vacant apartments
      • Provide access for Con Edison, Verizon, boiler mechanics, exterminators, etc., as necessary 
    • The following are weekly tasks which should be completed for each building
      • Clean roof and clear drains of any and all debris
      • Ensure fire escapes are free of any and all obstructions
      • Inspect banisters and handrails for structural integrity
      • Inspect emergency and regular power lighting
      • Monitor heating, ventilation, air conditioning, plumbing and other building mechanical systems.
      • Maintain/Monitor fire safety systems.
    • Boiler Maintenance to include:
      • Bleed water feeder once a week in winter, test pressure relief valve
      • Blow down boiler during winter season
      • Blow down boiler during summer season (N/A for boilers with lay-up chemicals)
      • Test sump pump
      • Clean filters
      • Check fire-prevention equipment for inspection and safety certificates
    • The following are additional communication and management responsibilities that must be completed:
      • The Superintendent must report all items of extraordinary maintenance to their supervisor in the form of written weekly/monthly log reports.
      • Superintendent must immediately notify the PM of any violations received or inspections performed by governing agencies.
      • The Superintendent must be able to process work orders electronically
      • The Superintendent will be responsible for monitoring all contractor and vendor activity and will report any issues to management.
      • Superintendent will also manage building cleaning and material supply inventory and coordinate orders with management.
      • This person will be required to keep a sufficient inventory of everyday supplies needed throughout the residential portfolio, while remaining fiscally responsible. 
      • Perform all other related duties as required and assigned.

    Qualifications

    • Effectively able to communicate with tenants, office personnel and contractors in a professional and respectful manner
    • Demonstrates integrity, personal responsibility, initiative and accountability
    • Organized and detail oriented with time management skills
    • Hands on knowledge and ability to troubleshoot basic mechanical, electrical and plumbing systems
    • Knowledge of oil and gas boiler operation, water and steam risers and air handler units
    • Certification of Fitness for S-12, S-13 preferred
