Overview

Handyperson candidate will be responsible for maintenance support in the apartment community and be accountable for helping the company deliver on our resident commitments of exceptional move-in, residential satisfaction, express service, and personal attention.  Candidate will also serve as a member of the Emergency Response Team and assist with fire, non-fire, medical, and/or other building related emergencies.

 

The Durst Organization is seeking a Handyperson for 10 Halletts Point, our residential property located in Astoria, Queens. The shift and schedule for this position will be Tuesday-Saturday from 3:00pm-11:30pm (days off Sunday and Monday).

 

Salary Range: Minimum/Maximum $30.68 per hour (subject to the terms of union collective bargaining agreement).

Responsibilities

 

  • General maintenance, orderliness, and cleanliness to ensure the facilities and equipment in the building and resident’s apartments are in good working order at all times.
    • Executes daily routine work orders and escalates issues upward as necessary
    • Builds and repairs cabinets, counters, closets, and other carpentry as needed
    • Making minor electric repairs (switches, receptacles, light fixtures, etc)
    • Plastering and painting as needed on small and large scales
    • Minor plumbing including but not limited to repairing leaks, minor pipe replacements, appliance repairs (washers/dryers, refrigerators, etc)
    • Repairs entrance and internal doors, locks, hinges, create keys and other operable hardware
    • Snow removal and perimeter maintenance as required
  • In a safe manner, start up, maintain, repair and shut down of building-wide equipment.
    • Perform basic mechanical, plumbing, electrical and HVAC work
    • Service and perform daily and weekly maintenance on boiler
    • Performs and records preventive and predictive maintenance on all MEP equipment and systems
    • Observes/evaluates corrective maintenance or repair on equipment
  • Perform apartment inspections prior to and upon resident move out to verify apartment condition and determine necessary repairs.
  • Oncall availability for emergencies and projects as assigned by the Property Manager / General Manager.
  • Perform and support the monthly or periodic inspections of building systems, i.e., HVAC, electrical distribution, structural, vertical transportation, roofs, and parapets. Complete required logs and prepare a detailed report of discrepancies and report up the chain of command.
  • Maintains all fire protection and security systems including required preventative maintenance, inspections, and documentation.
  • Inspect and test all emergency equipment as required to ensure compliance.
  • Request materials, tools, and supplies as needed.
  • Ensures highly efficient safety program, with emphasis on awareness, discipline, and compliance. Overall safety program to conform to OSHA standards, applicable building safety manual, and other safety venues as deemed appropriate.
  • Practice proper PPE compliance and maintain a safe working record and environment.
  • Maintain overall cleanliness and appearance of mechanical rooms and note repairs are noted and completed on a timely basis.
  • Manages spare and critical parts room inventory for MEP systems and appliances.
  • Represent the TDO brand and always communicate with building residents in a professional manner while maintaining a high level of customer service.
  • Emergency Response Team (Fire Brigade) – will assist and respond, as needed during a fire, non-fire, and medical, and/or other building related emergency events under the direction of the Lobby Concierge (Incident Commander).
    • Locate, communicate and control small fires
    • Knock on all tenant doors to inform residents of the emergency event and initiate relocation/evacuation as instructed by the Incident Commander.
      • Visually account for residents in amenity or public spaces and inform or emergency event
    • Participate in the relocation of special needs residents to ensure accountability and safe relocation during emergencies

Qualifications

  • High school diploma or equivalency preferred. Technical background from university or vocational source.
  • Minimum 3 to 5 years’ experience in a maintenance department or facility.
  • Certification with FDNY as Fire Safety Director (FSD) (preferred).
  • Certificate of Fitness S-12 Citywide Sprinkler System, S-13 Citywide Standpipe System (recommended).
    • Candidate will be required to obtain Certificates within six months of hire
  • OSHA 10 hour certificate of completion and Local 32BJ Training School courses (where course applies to residential operations and emergency response).
  • Local 32 BJ handyperson course a plus.
  • Knowledge of electrical, plumbing, mechanical, and carpentry trades. Must be able to operate tools and equipment related to facility maintenance.
  • Knowledgeable in the use of Microsoft Outlook, Word, Excel and PowerPoint.
  • Strong customer service, communication, and interpersonal skills required.
  • Must have professional disposition and display willingness to assist residents with building maintenance requests / complete service requests.
  • Ability to resolve problems and adhere to safety guidelines.
  • Experience interacting with residents.
  • Dependable and reliable.
  • Experience in the use of Building Link and Log Check a plus.
  • Familiar with appliance troubleshooting and repairs.
  • Team player.
  • FDNY Certificate of Qualification for Refrigerating System Operating Engineer (Q-01) (recommended).
