Overview

The Residential Property Manager will participate in an exciting and fast paced environment at the site level of a 958-unit residential rental community in Long Island City. Macro-level responsibilities will include acting as liaison among the leasing, service team and residents. 

Responsibilities

Service:

  • Enhances and refines the existing service culture between residents and the staff
  • Timely response and resolution to escalated resident matters
  • Builds rapport through daily interactions and resident events
  • Superior attention to detail relating to interior building and grounds’ general aesthetic
  • Creates efficiencies to improve the overall resident experience

Financial:

  • Creates, implements and adheres to operating budget
  • Reviews invoices, codes and approvals to align with property budget
  • Reviews and reconciles submeter charges
  • Responsible for all commercial and retail tenant chargebacks
  • Account reconciliation including ledger review and account disposition
  • Audits lease data entered into the Content Management System (MRI)
  • Analyzes monthly variance and creates quarterly financial reports
  • Account entries in MRI; Lease termination fees, renewals, additional rentManagement of all marketing related activities for leasing

Operations:

  • Macro communication to residents related to building wide initiatives and projects
  • Liaises with leasing, project management and service teams to ensure apartment readiness
  • Coordinates and schedules all vendors, contractors and property tours
  • Schedules, and executes all work requests for Durst Residence
  • Reviews, coordinates and interacts with all vendor and contractor visits per the service agreement
  • Supervisory responsibilities for fitness operator, landscaping, amenity areas and park
  • Creates RFP, bidding, award and contract for service agreements and capital improvement projects
  • Daily coordination with both the leasing and operations team to ensure an optimal resident experience
  • Tracks daily, weekly and monthly analytics generated from surveys, the work order tracking system, or other means to analyze and improve operations at the site level
  • Identifies and creates SOP, MOP, EAP and best practices for service and leasing teams, as required
  • Creates agenda and leads weekly/monthly team meetings

  • Serves as a resource, advocate, and catalyst for sustainability at The Durst Organization. Qualifications

  • Baccalaureate degree in business administration or equivalent
  • Experience with MRI or similar residential suite software a plus
  • Ability to interact effectively with diverse groups both internally and externally
  • Ability to work independently and in team settings
  • Possess high level of attention to detail
  • Effective oral and written communication skills
  • Maintains a professional demeanor
  • Conflict resolution and mediation skills
  • Intermediate to advanced proficiency in Microsoft Office applications, such as Word, Excel, Outlook, PowerPoint and Projects

Certificates, Licenses, Registrations:

  • Fire Safety Director Fitness certification is a plus
  • Real Property Administrator (RPA) certification is a plus

 

Salary Range: $130,000 - $150,000
